Maintenance Checklist

Lincoln Realty wants to ensure its tenants live in a safe, well maintained home.  In order to do so, we rely on YOU to report ALL maintenace issues in a timely manner.  Use the guidelines below to determine if yours is an EMERGENCY.  If it is an EMERGENCY, please contact our office immediately to report (229) 247-4450.  If it is not an emergency, you must complete the Maintenance Request Form and submit it by fax (229) 247-5195, by mail (PO Box 2784, Valdosta, GA 31604), or drop it by our office.

The following guidelines are what constitutes a maintenance emergency.  Remember, an emergency is anything relating to the property that is threatining to life, health, or to the property that cannont wait until the next business day for repair.


Fire
Call 911 immediately!

A/C Repair
Have you replaced your A/C filter lately?  If you have not, replace it.  It may take several hours for the air conditioning to start working properly again.  If you change it regularly and the outside temperature exceeds 90 degrees, open the windows and turn on a fan.  Contact our office for a routine maintenance repair.

Broken Pipe
Turn off the water valve to the broken pipe or to the exterior water main, if you can locate it.  Do everything within your power to contain any leaking or flooding, and if necessary contact other residents that may be affected by the leak.

Clogged Toilet
This may be only considered an emergency when there is only (1) toilet in the unit AND you have made every effort, including plunging, to clear the stoppage yourself.  In any case, turn off the valve behind the toilet, shut the lid and clean up any mess.

Electricity
This can be considered an emergency ONLY when there is no electricity throughout the entire unit AND

  1. Tenant has contacted Georgia Power 1(888) 660-5890 or Colquitt EMC (800) 217-9104 and confirmed that your electricity provider is not at fault.
  2. After tenant has checked all circuit breakers by firmly switching each breaker to the OFF position and then firmly switching each to the ON position AND reset any Ground Fault Breaker.  (These are the buttons sometimes found on outlets in the bathrooms, kitchens, laundry rooms, and garages)

Partial outages do not constitute as an emergency.  If a wall switch or outlet begins to smoke or smell like it is burning, turn off the switch or unplug device AND turn off the circuit breaker or remove the fuse.

Gas Odor
If you suspect an appliance is leaking gas, turn off the appliance AND turn off the gas supply to that appliance.

Heater Repair
This is ONLY an emergency when the outside temperature falls below 50 degrees AND you have checked all the circuit breakers and fuses.  If you have gas heat and the pilot light is out, contact your gas provider.

Hot Water
This is considered an emergency ONLY when there has been no hot water for an extended period of time.  If your water heater is electric, check the circuit breaker.  If your water heater is gas, check the pilot light.  You can contact your gas provider to check the pilot light, if needed.  Please be advised that depending on the time of day, we may not be able to repair your water heater in a timely manner.

Lock Out
Lincoln Realty is not responsible for tenants that lock themselves out of their unit.  You may come to our office Monday thru Friday, 8:30am – 4:00pm, pick up a key, go make a copy, and bring our key back. There is a $50.00 charge when a Property Manager must go let you in.  You are not allowed to change the locks for any reason without our permission.
