Owning residential real estate is a great investment, but let’s face it – managing it is hard work.  Aside from finding and keeping tenants, handling anything from routine repairs to lockouts to weather damage is a full-time job.  At Lincoln Realty, it is our job to provide our clients with outstanding quality and service around the clock.

We understand that your property is a big investment and you expect to receive a return on that investment throughout your ownership lifetime.  That is why we care for your property as if it were our own.  Whether you are an experienced investor or just starting out, our team is able to assist you through the entire process.  All of our Property Managers are licensed real estate agents and members of the Valdosta Board of Realtors.  We’re on call 24/7 so you don’t have to be.  You can rest easy knowing that we are the eyes, ears, and hands that tend to your every management need.

Marketing

We want to find you a tenant quickly that pays rent on time and takes care of your property.  We generate hundreds of phone calls weekly from our yard signs, print advertisements, and online resources.  This is where our service outshines the competition.  We don’t hand out rental lists.

Tenant Screening

All applicants must apply in person.  We check their credit history and verify their income.  We also call their previous landlords to inquire about their rental history.  Our diligent tenant screening process will ensure a low eviction rate and low tenant turnover.

Leasing

All tenants are required to sign a one-year lease contract.  We use standard leases published by the Georgia Association of Realtors.

Full-Service Management Office

We have a staff of 9 employees overseeing every aspect of the management process. Our office is open Monday thru Friday 8:30 am – 5:00 pm. We are on call 24/7 to handle emergencies.

Maintenance

We have a dedicated maintenance coordinator on staff to troubleshoot, verify, and schedule maintenance issues. We maintain relationships with many local vendors including carpenters, plumbers, electricians, roofers, tree surgeons, lawn maintenance professionals, etc to ensure you get the best price every time.  We also review each invoice to chargeback tenants when applicable. We guarantee no up charging or additional fees, markups, or kickbacks from vendors.

Detailed Monthly/YTD Reporting

All of our owners have access to an online portal to access their monthly statements, 1099 forms, and annual expense reports. We can also send your rental proceeds straight to your bank via ACH.

Management Fees

We get paid when you get paid!  If your property is vacant, we do not collect a management fee.
